Terms and Conditions for Mount Freedom Cabins

Mount Freedom Cabins would like to invite all their guests to enjoy a relaxing experience with us and to this end we ask guests to respect the site, the surrounding countryside and each other whilst staying with us.

Bookings, Arrival and Departure
- In order to confirm your chosen Booking, you must pay a 25% non-refundable deposit as required (or full payment if booking within 10 weeks of the date of your check-in).
Once the 25% deposit has been paid, the full balance payment will be due 10 weeks in advance of your check in. A reminder to pay your balance will be sent to you one week prior to this 10 week date, where applicable, by email. We will automatically take the balance payment using the same card as used to make the deposit payment. It is your responsibility to advise us if we should use a different card and to contact us by telephone (07771 636167) to arrange alternative payment method. If the automated balance payment does not successfully go through as there is a problem with your card such as it is expiring, then we will contact you to try and take alternative payment. If you do not make any payment due to Mount Freedom Cabins by the due date for payment and at the latest within 5 days of this date, then with regret, we will notify you of the cancellation of your Booking and terminate our contract with you. Please note that if you have paid in a currency that is different to the original pricing, we will not be able to guarantee the same conversion rate that was used to convert the deposit payment.
- All bookings are considered confirmed only after payment has been received in full. Mount Freedom Cabins reserves the right to cancel your booking if payment conditions are not upheld. Receipt of your booking confirms your acceptance of all Terms and Conditions.
By making a booking, you agree that:-
- a) you have read these Terms & Conditions and agree to be bound by them;
- b) you are over 18 years of age and where there may be age restrictions in place, you declare that you and all members of your party are of the appropriate age.
- Please check your booking confirmation carefully and report any incorrect or incomplete information to us immediately.
- Your accommodation will be ready on the day of arrival by 4pm. Departure time is by 10am on your day of departure.
- No group bookings are allowed without prior agreement with Mount Freedom Cabins directly.
- On departure all cabins are to be left clean and tidy. Keys must be left in your cabin door. All rubbish and recycling must be disposed of responsibly in the bins on site. Due to the Pandemic/infection control and to protect staff please strip your beds of linen and leave in the laundry bag placed by your bed.
Credit Card payments are processed via YapStone who provide merchants services facilities to Mount Freedom Cabins.
Please read these Terms & Conditions prior to your arrival with us. It will be presumed that everyone in your party accept these Terms & Conditions and will comply with them.
Cancellation
- CANCELLATION BY YOU
Once a booking is confirmed you are responsible for the total cost of the holiday as shown on the invoice issued at the time of booking. We therefore recommend that you take out holiday cancellation insurance.
If you have to, or want to cancel or amend your Booking, this request must be sent to us by email ([email protected]) and will be considered and responded to within two working days of receipt. Please ensure you have received written confirmation of any changes to your Booking prior to travel. Whilst we will always try to help, we cannot guarantee that such requests will be met.
1.2 Cancellation by you at any time will result in your 25% deposit being forfeited. The deposit is always non-refundable as it covers costs incurred and services provided to enable your Booking.
1.3 All Bookings are non-amendable and non-refundable within 10 weeks of your check in date. If you need to cancel your booking within 10 weeks, the total cost of the accommodation including the deposit will be forfeited.
1.4 If you need to cancel your booking at a date 10 weeks or more in advance of your check in date, the 25% deposit will be forfeited. If the booking has been paid in full the balance will be returned to you, minus the 25% deposit. Refunds will be issued in the same form and ratio as the original payment was made. If you paid in cash, your refund will be processed in the currency of the booking. Where this is different to the currency of the payment card, this will be converted at the current exchange rate on the day of the refund.
- AMENDMENTS TO YOUR BOOKING, REQUESTED BY YOU
2.1 Amendments to your Booking can only be made more than 10 weeks prior to the check in date, after which time amendments may be treated as cancellation and our refund policy as detailed in clause 1.3 above may apply. All amendments are subject to availability.
2.2 If we can fulfil your request to amend your booking, any differences in price as a result of the amendment, will be paid by you in the case of an increase and refunded to you in the case of a decrease in price, e.g. amending your booking from low season to high season.
2.3. In the event that a date swap is offered, this will normally be agreed with a set timeframe to rebook and sometimes a credit against a future stay will be offered.
3.4. If a date swap is offered, then the Terms and Conditions applied at the time of your original booking will still apply. Therefore, if your date was swapped within 10 weeks of the original check in date, the 10 week cancellation policy set out in clause 1.3 applies to your new stay, even if the new check in date is beyond 10 weeks.
Please note that dates can be adjusted only once. If the booking is cancelled for a second time then no monies will be refunded or other dates offered.
- CANCELLATION BY US – Extreme Conditions:
Mount Freedom Cabins reserves the right to cancel a holiday or transfer you to alternative accommodation on site or nearby at short notice if for unforeseeable circumstances we are unable to provide safe accommodation in a cabin due to extreme weather conditions, ill health, fire, Government Restrictions, administration/duplication, or any other extenuating circumstance. Under such unlikely circumstances you will be offered a credit against a future stay or a refund.
VAT
VAT is payable on the Booking, the tax is included in the advertised holiday rental price. If the rate of VAT changes between the date of the Booking and the date of the stay, Mount Freedom Cabins may adjust the rate of VAT that you pay, unless you have already paid for the Booking in full before the change in the rate of VAT takes effect.
Special Requests
If you have any special requests, for example allergies, please let us know at the time of booking.
Injury/Loss
The owner of the property cannot be held responsible for any accident, damage, loss, injury, expense, or inconvenience suffered by the hirer or any other person in the party or connected to the party.
Smoking/Fire safety
Fireworks, Chinese Lanterns, and disposable BBQs are not permitted anywhere on site at Mount Freedom Cabins or in the adjoining woodland, farmland, or moors on the farm.
Mount Freedom Cabins have a strict No Smoking policy.
The use of candles in and around the property is not permitted.
We ask that when inside the property, guests leave the key in the front door to ensure a fast and safe exit from the cabin should a fire start or the alarm sounds.
In the event of an emergency, please use the fire extinguisher and first aid kit supplied, but also alert a member of staff immediately.
Wood burner/Outside fire/BBQ
Wood burners provided in the cabin are suitable for burning wood fuel only. Coal and other processed fuel types may result in irreparable damage to the stove and accommodation unit.
All guests that light fires are responsible for managing them safely and ensuring that they are extinguished after use.
No items, clothing included, must be placed on or over the wood burners because of risk of fire.
Access
Mount Freedom Cabins accepts no responsibility for the failure of services due to weather, nor any difficulties experienced when accessing or leaving the site. During the Winter months snow and ice are not uncommon; please drive carefully and responsibly at these times.
Vehicles
Visitors staying at Mount Freedom Cabins are required to park in the designated parking space which is named for each cabin at the parking area.
There is a strict 5 mph speed limit whilst on site. Please take care when driving on the cabin access track.
Please always leave a gate as you find it.
Electric Cars
Electric cars cannot currently be re-charged at Mount Freedom Cabins. If using an electric car, please familiarise yourself with local charging stations prior to arrival as under no circumstances may the domestic power supply be used for this purpose. Please contact us if you have any questions.
Children
The cabins are strictly for maximum two-person occupation.
Please note that the cabins are not suitable for children of any age.
Nothing in these Terms shall exclude or limit our liability for fraud or for death or personal injury resulting from our negligence (or the negligence of our employees or agents) or where applicable law does not permit us to restrict or exclude particular obligations or liabilities.
Subject to the above paragraph we do not accept any liability for damage to any member of your party or any of your possessions while on our premises.
Pets
We welcome well behaved dogs at a cost of £20 each per stay. Please note dogs must not be left unattended in the property. Pets to bring own bedding. Towels, dog bowls and dog poo bags are provided. We do not accept dogs on the furniture, rugs, blankets, or mezzanine.
Guests will be required to pay for any damage to items or additional cleaning due to badly behaved or unwell dogs.
Owners are responsible for clearing any mess made by their pets and there is a bin at the entrance to the site for disposal of poo bags. All dogs should be kept on a lead at all times.
Keys
You will receive one set of keys for the cabin. Please ensure keys are left in the lock when you depart. Failure to do so or loss of keys will result in extra charges.
Rubbish
All rubbish and recycling are to be disposed of responsibly in the bins on site. There is a bag in the outside store to aid with this.
Damage
The guest agrees to:
Keep the interior of the property in a good clean and tenantable state and condition and not damage or injure the property or any part of it.
Yield up the property at the end of the term in the same clean state and condition it was in at the beginning of the term. Reasonable wear and tear and damaged by insured risks accepted. If an exceptional level of cleaning is required after use of any of these facilities the cost will be charged to the named person.
Maintaining the property and keep in a good, clean condition of all the contents of the property as list of the inventory (supplied in welcome pack) if any and to replace, repair or cleanse any items which become broken.
Not do or omit to do anything on or at the property which may be or become a nuisance or annoyance to any other occupiers of nearby premises or which it may in anyway prejudice the insurance of the property or cause an increase in the premium payable, therefore.
Not use or occupy the property in anyway whatsoever other than as a private holiday residence for maximum of two persons.
Allow the landlord or anyone with the landlords written permission to enter the property at reasonable times of the day to inspect its condition and state of repair and carry out any necessary repairs provided the landlord has given reasonable prior notice (except in emergency).
Subject to the guest paying the rent and performing his/her obligations under this agreement the tenant may peaceably hold and enjoy the property during the term without interruption from the landlord or any person rightfully claiming under or in trust for the landlord.
The landlord will ensure the property and the contents of the property which belonged the landlord as listed on the inventory if any and make a copy of the insurance policy available to guest
Due Care and Attention
Whilst we encourage guests to enjoy the public areas and woodlands, please note that care must be taken, walkways and stairs may be slippery particularly when wet, footpaths and tracks maybe uneven with tree roots and rocks. Extra care should be taken crossing burns after heavy rain.

Subject to the above paragraph we do not accept any liability for damage to any member of your party or any of your possessions while on our premises.
You are liable for all fire, damage or alteration to the cabins whatsoever and howsoever caused by any member of your party.
Arrival & Departure Times
Your cabin will be ready from 4pm on your arrival day. Early access may be possible if notification to landlord is made and the cabin ready. The key will be left in the cabin door.
On your departure, the cabin must be vacated by 10am. The cabin should be left as you have found it. All furniture should be returned to the original location. If the cabin is left in an unsatisfactory condition (checked after you leave), i.e., breakages, damage, loss of cabin property and postage of any items left at the cottage. An invoice will be forwarded to you, detailing the cost to put right.
Un-arranged late departures can impact on our ability to check arrivals in on time and respectfully ask that all guests comply with the check-out time.
Insurance
We strongly advise that you take out comprehensive travel insurance. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation.
Obligations of the Hirer
The number of persons in the party must not exceed the number confirmed on the booking form, which must not be greater than the cabin is designed to accommodate. If the number exceeds the number confirmed on the booking form your booking may be cancelled and you may be asked to leave with no refund made.
The named person (s) booking the accommodation are responsible for and agree to reimburse Mount Freedom Cabins all costs incurred by the owner and/or us as a result of any breakage or damage to the property which is caused by you or any members of your party or any persons invited into the property by you.
In the case of any accidents on the premises these must be reported immediately to a member of Mount Freedom Cabins.
Please always observe the Countryside Code and consider others enjoying the countryside, close gates and leaving them as you found them. Please leave no trace of your visit and take your litter home.
Please tell us straight away about any problems. We want you and our future guests to have as lovely a time as possible, and we work hard to put anything right immediately. Emergency contact details are in the folder in the cabin.
Please be respectful of the other cabins. Access to the cabins is from the back to allow complete privacy to all guests. No walking is permitted in front of the other cabins.
Please respect the peace and quiet of the site. We ask that nothing interferes with the enjoyment of other holiday makers or residents.
We cannot consider compensation for complaints raised after you leave or if you won’t let us try to put things right while you are with us.
The barbecue is available on request with a small charge. This will cover the barbecue, charcoal, and utensils.
There is parking for one car per cabin. Extra parking available on request. Cars are left at the owner’s risk and the proprietors accept no responsibility for damage caused accessing the cabins or whilst parked in the designated parking area.
Stag or hen party groups and unaccompanied teenagers are not permitted at any of the cabins.
The Proprietor
The proprietors reserve the right to refuse any booking or to cancel any bookings already made subject to refunding any sums you have paid without further liability on your behalf.
The proprietors reserve the right to terminate your stay if you, or any member or members of your party, are believed to be causing a nuisance or are not treating the property with due respect.
The proprietors reserve the right to enter the property during your stay.
If for any reason beyond the proprietors’ control the property is not available on the date booked (owing to fire damage for example), or the property is unsuitable for holiday letting, all rent and charges paid in advance by the applicants will be refunded in full, but the applicants shall have no further claim against the proprietors.
The proprietor cannot accept liability for the sudden failure of equipment at the property but will take immediate and reasonable action to rectify any such failure upon notification by the guest.
The proprietors reserve the right to cancel any booking or terminate the tenancy, without prejudice to the other rights and remedies of the proprietors, if is subsequently transpires that any of these conditions have not been observed.
The proprietors reserve the right to change, e.g., through refurbishment, details as previously advertised.
Mount Freedom Cabins will not be held responsible for damage or loss to any personal property brought onto the premises or in guest vehicles.
Data Protection
Any personal data you give to us will be processed in accordance with the law. Any information you provide us with i.e., names, addresses, phone details, email will only be used with regards your booking. We will not share it with an associated business or with third parties and will only release the details we have if the law requires us to do so.
Force Majeure
Mount Freedom Cabins will not be liable for any failure or delay in providing facilities or services as a result of events or matters outside our reasonable control, including (but not limited to) fire; explosion; storm; flood; Act of God, adverse weather conditions; interruption or failure of utility service, including but not limited to electric power, or water any law or governmental order, rule, regulation or direction, or any action taken by a government or public authority, including but not limited to imposing any restriction of movement, association, embargo, export or import restriction, quota or other restriction or prohibition, or failing to grant a necessary licence or consent; shortage of goods or materials; strike or lock-out, epidemic or pandemic including without limitation COVID-19 (Coronavirus), SARS and any mutation or variation thereof or any similar virus or disease; terrorist attack, civil war, civil commotion or riots; the consequence of the United Kingdom leaving the European Union, or in each case any similar event or circumstance.
General Conditions
The tenancy confers the Tenants the right to occupy for a holiday within the meaning of Schedule 1, Paragraph 9 of the Housing Act 1988.
The person who completes the booking form certifies that a) they are authorised to agree the booking conditions on behalf of all persons included on the booking form, including those substituted or added at a later date; b) the signatory is over eighteen years of age and a member of the party intending to occupy the property; c) agrees to take responsibility for the party occupying the property.
Coming through the door and seeing the hills and sea stretched out in front was amazing. I could have sat on the porch in the rocking chair (or laid in the bath!) and looked at that view all day
